What is the average cost to insure a home in the area?

The average cost of insuring a home in Jarabacoa and the surrounding areas will vary based on the size of the home. Average home owners insurance costs will be around $1,500 per year.v

What are and how much are closing costs?

Depending on your resident status, closing costs will vary. Currently, our legal team will access a $1,000USD fee for handling the transaction and a 3% tax will be accessed by the DGII on the value of the lot purchased. All other closing costs are covered by Estancia Natura. .

There may be additional costs incurred for individuals wanting Estancia Natura to register and maintain a Dominican company for them.

What is the property tax rate in the Dominican Republic?

Property taxes in the Dominican Republic are low. You will pay a 3% transfer tax upon the purchase of the property. A 1% annual tax is assessed on real estate property owned by individuals. (This is based on the value of the property as appraised by the government authorities). Generally properties are valued based on the assessed value which is normally lower than the market value. Furniture and equipment found in the property are excluded from the valuation.

  • For built lots, the 1% is calculated only for values exceeding RD$6.5 million pesos or ($133,000 US)
  • For unbuilt lots, the 1% tax is calculated on the actual appraised value without the RD$6.5 million pesos ($133,000 US) exemption.
  • Property Tax must be paid every year on or before March 11. It can also be paid in two equal installments: 50% on or before March 11th, and the remaining 50%, on or before September 11th.
  • The RD$6.5 million pesos or ($119,000 US) threshold is adjusted annually for inflation

When do I start making payments on my house?

Payments will be divided into three phases:

PHASE 1: Lot
A $25,000 deposit to secure the lot.
Balance equaling 75% of the purchase price (the $25k deposit goes towards this 75%) within 3 months, and prior to beginning architectural design work and the submittal of plans for permitting.
Final payment of remaining balance of the purchase price upon receiving the property title in your name.

PHASE 2: Architectural Design
Architectural plans will be developed for your Mountain Villa and the costs of these plans will be based on a percentage of the construction cost. Your design fees will be broken into 4 installments : Schematic Design, Design Development, Construction Drawings and Permitting.

PHASE 3: Construction of your Mountain Villa
Turn-key construction costs in the mountains of the Dominican Republic average between $100 – $125USD/SF. ($1,075 – $1,344USD/m²)

  • 1st payment: 25% When all applicable permits for construction have been released, prior to commencing construction.
  • 2nd payment: 20% When the structure of the home is complete, minus doors, windows and interior/exterior finishes.
  • 3rd payment: 20% When Mechanical. Electrical & Plumbing rough-ins are completed. OWTS (Onsite Wastewater Treatment System) is complete.
  • 4th payment: 20% When cabinetry, doors and windows are installed and electrical and plumbing trim-out is complete.
  • 5th payment: 15% When the house is built and finished, prior to move in and use of the property by owner. An owner is not permitted to take possession of the dwelling until the contracted payment is 100% executed.

What extra monthly costs will I incur, above and beyond the HOA fees and any maintenance services I contract?

Gas, Water, Electricity, Taxes. This is a question based upon your personal needs and how your home energy system is set up. Each home will be equipped with a PV (Photo Voltaic) system for electricity, which can cost anywhere from $4,000 – $25,000 depending on your home’s requirements. We will provide a water meter to keep track of your personal consumption and invoice based on actual usage. LP Gas will be provided by a third party, along with Internet. Additional fees can vary based upon your villa’s specific needs.

At what point can I still back out of the deal?

Once you have signed the contract and transferred funds over to us, you are committed to seeing the project through to completion.

Is it possible to get a mortgage for part of the investment?

Yes, you will be able to secure financing for your project via any number of local banks in the DR. We have partnerships with several and are able to help facilitate this for you.
