What type of zoning do you have?

The Dominican Republic has several zoning districts. Estancia Natura is a working Coffee Plantation and is zoned agricultural and is a privately manages environmental protected area with a dedicated purpose for ecotourism.

What (if any) warranty do I get on the construction and appliances?

The contractors we work with have a year guarantee on labor and materials. Like most houses anywhere in the world this is a standard form of guarantee.

What building finishes can I choose?

We can provide you with our Construction Standards document, which will include this information.

Does the price include furniture?

Furniture is not included in the sales price, however, we have interior designers that can work with you on interior furnishings.

When do I choose what finishes and details in the villa?

What layouts are you offering?

There are two standard base models : 2 & 3 bedroom layouts. Our international Team of Architects can design a custom home if desired.

Who is responsible for utilities?

The homeowner is responsible for all utilities in their property, such as water(provided by EN), LP Gas, internet connection, etc. The communal expenses will be paid for by Estancia Natura out of the HOA fees.

What materials do you use for construction?

The foundation will be poured concrete (minimal amounts to lower our environmental impact). The flooring will be polished concrete and the building envelope will be made out of poured concrete, rammed earth, stone, wood, steel and glass.

What is the average distance between villas?

While each home has a different distance from its neighbors, the average lot size of 6,000m2+ provides ample space between homes. The vision is that our residents feel completely encompassed by nature, not living on top of one another, while at the same time being part of a vibrant community.

Do all villas come with a pool?

Pools are one of the many “options” and are not required amenities for the homes.v
